The local real estate market:
For the first time in the 9 years I’ve sold real estate, our market is decreasing! In running sales statistics – comparing average sales in 2005-2006 to sales in 2006-2007 – for the first time I’m seeing less sales in the past 12 months [less number of homes sold], compared to the previous 12 months. The list-to-sales price has increased. It’s been steady at an average of 95% many years but, in one analysis I ran, dropped to 92%. Also, although the average sales price increased a bit, the median sales price stayed the same in the past 12 months as it was in the previous 12 months. I think the reason we’re seeing so many drops in prices here is sellers anticipated the kinds of price increases we’ve seen in the past 8 years but it’s just not happening. It’s a GREAT time to be a buyer. But, if you’re selling, it’s more important than ever to take the wise approach: stage your home, keep it spotlessly clean, make certain the first impression is what buyers want, pre-inspect to avoid discouraging emotional lows and endless delays, and offer a home warranty. Don’t overprice your home – you want to sell within 6 months, not 18. Call [828 264 1434] or email me [Helen@CoeRealty.com] if you’d like help either as a buyer in this market or a seller.

It’s October in the mountains. When I worked as a park ranger on the Blue Ridge Parkway, visitors would phone us this time of year to find out the exact ‘peak’ day for beautiful foilage. So what’s my prediction? mid-October. If you come to the mountains in mid-October, you’ll find beautiful foilage on some elevation. I still find the Parkway one of the best ways to view the leaves.

December 2007
As much as I love geomorphology and rivers and mountains, it’s really hard to understand why it took me 31 years to realize I’d love to find the confluence of the north and south forks of the New River. My daughter and I set out one day with two maps in hand – a topo map and a local county map, as neither one alone was sufficient to find the confluence. We took several wrong turns but finally arrived. It’s a magnificent spot. I think it really should be a park area. Great spot for a picnic and for fishing, but a warning sign says there are undercurrents so be very careful entering the water. I probably wouldn’t let small children in the river at this point. Directions the easiest way to get here:
Take Hwy 16 north of Jefferson to just past the NC/Virginia line. Turn right on Grassy Creek Rd. Turn right on old Hwy 16. Turn left on Weaver’s Ford Rd.. When you see a bridge across the river on your right, continue straight a couple city-block’s distance and you’ll see the confluence on your right.
