August 2023: What's Happening in the High Country Land Market?

cows-revised

As is the case with the Ashe County housing market,  the High Country land market also 'makes sense.'  The number sold is up, a 'typical' summer pattern.  The number under contract is essentially holding steady, if a tiny bit down.  The number of new listings is down a bit, 'typical' of late summer.  The sales patterns by price range are consistent with sales in past months. My land sellers will be glad to know the number of parcels on the market seems to be holding steady around 1350 or so.  That's down from the 3000 land parcels often on the market during the recession, so looks good to me.  The number of sales of building lots in high end subdivisions continues to portend, in my thinking, a future even more high end housing market for the High Country.
