August 2023: What's Happening in the High Country Land Market?

cows-revised
As is the case with the Ashe County housing market,  the High Country land market also 'makes sense.'  The number sold is up, a 'typical' summer pattern.  The number under contract is essentially holding steady, if a tiny bit down.  The number of new listings is down a bit, 'typical' of late summer. &nbs...

August 2023: What's Happening in the Ashe County Housing Market?

The Ashe County housing market looks far more steady, than the Watauga housing market, more like what we realtors are likely to say 'makes sense.' The number sold is up, a 'typical' summer number.  The number under contract is holding steady, as is the number on the market. The number of new home listings is down, another 'typic...

August 2023: What's Happening in the Watauga Housing Market?

sunflower-with-pollinator-revised
I'm still pondering what makes this market a mystery. The mystery is more apparent in the Watauga housing market than the Ashe housing market. That is, the stats – what's up, what's down, what's holding steady – are all over the place, in inconsistent ways to what we usually see.The number of new home listings is up, and by August that's usually t...

July 2023 What's Happening in the High Country Land Market?

white-tree-flower
As is true of the housing market, the High Country Land market is holding steading.  A few more are under contract in July than June.  Less sold in July than in June, and less came on the market in July than in June.  Over 1/3 of the sale values are over $100K, with most of those in high end subdivisions.

July 2023: What's Happening in the Ashe County Housing Market?

instagram-bee-balm
As is the case with the Watauga Housing Market, the Ashe Market is holding steading.  Number of sales is down from 2022, yet more sold in July than sold in June 2023. The Odds of Selling, the number under contract, and the average sales value remain very steady.  Homes are selling about 30 per month, with 5 months of home inventory avail...

July 2023: What's Been Happening in the Watauga Housing Market?

coltsfoot
The Watauga Housing Market continues to be very active, steady in some ways, surprising in others.  July sales are down in numbers, whereas the number under contract has increased, as has the number on the market.  It's worth noting that 17 of the 75 homes sold closed at over $1 Mil, several of them well over $1 Mil, as shown in the Scat...

June 2023: What's Been Happening in the Ashe County Home Market?

instagram-Todd-July-4th-5
I've heard several realtors recently say 'This is a strange market.' Today, a realtor characterized it as 'goofy.' To me, that means we're transitioning and don't have a clear handle on where we're headed. What are the clues? One is odds of selling. For the Ashe County single family housing market, the odds have gone down, overall for all home...

The housing market in Ashe and Watauga are following what I would consider to be typical Spring markets. The number of new listings coming on the market is higher than earlier this year. The number selling has risen a bit but overall, but the odds of selling have dropped due to more homes on the market. The numbers are slightly different; nothing sign...

April 2023: What Happened in the Ashe County Housing Market?

dwarf-crested-iris-edited
The picture for the Ashe County Housing market is similar to the Watauga Market.  A slight increase in new listings, yet sales remaining consistent mean there's a low inventory of homes but the appearance of a typical Spring spike in homes on the market.  Homes are selling at an average of 35 per month with a list to sale ratio of 95%, an...

What Happened in the Market March 2023? The Watauga Housing Market

Even though 'cooler' than a year ago, the Watauga home market continues to be active. As often happens this time of year, the number of new listings [97 in March] and the number of sales are creeping up [see The Buying Pattern chart below]. View the market flowing in The Pond graph below:  for the past 90 days 213 new home ...

dovetailing
One month is too short a timespan to know if a change is the beginning of a trend or just a monthly fluctuation. In fact, the numbers for September are very similar to the numbers for August. Some indicators may be indicative of a trend:the list to sale ratio is down a bit, the number of new listings is down a bit, the number sold is down a tad, the...
