August 2023: What's Happening in the Watauga Housing Market?

sunflower-with-pollinator-revised
I'm still pondering what makes this market a mystery. The mystery is more apparent in the Watauga housing market than the Ashe housing market. That is, the stats – what's up, what's down, what's holding steady – are all over the place, in inconsistent ways to what we usually see.The number of new home listings is up, and by August that's usually t...

July 2023: What's Been Happening in the Watauga Housing Market?

coltsfoot
The Watauga Housing Market continues to be very active, steady in some ways, surprising in others.  July sales are down in numbers, whereas the number under contract has increased, as has the number on the market.  It's worth noting that 17 of the 75 homes sold closed at over $1 Mil, several of them well over $1 Mil, as shown in the Scat...

What's Been Happening in the Market: Watauga Housing June 2023

instagram-rhodo-rosebay
I've heard several realtors recently say 'This is a strange market.'  Today, a realtor characterized it as 'goofy.'   To me, that means we're transitioning and don't have a clear handle on where we're headed.  What are the clues?   One is odds of selling.  For the Watauga single family housing market, the odd...

What Happened in the Market March 2023? The Watauga Housing Market

instagram-yellow-daffodil
Even though 'cooler' than a year ago, the Watauga home market continues to be active. As often happens this time of year, the number of new listings [97 in March] and the number of sales are creeping up [see The Buying Pattern chart below]. View the market flowing in The Pond graph below:  for the past 90 days 213 new home ...

The market definitely continues to transition.Still, the stats this month make a bit more sense. For housing, the number of homes sold increased, as did the number under contract.Neither number is a significant difference from July.Homes have been coming on the market at about the rate as the number selling. The market continues very active in home, condo, and land sales.  The inventory of homes and condos, particularly under $500K, remains small.  Land sales remain strongly higher than they have been since 2007.   Download PDF File Here

instagram-group-of-spring-beauties
Despite the COVID-19 virus, buyers continue to be interested in homes and land in the High Country.  I'll be posting stats during the pandemic on three locations:  my home page [still in the works, as of today], my blog, and my facebook page.  I explain this and also how buyers can currently view homes and land:  https://youtu.b...

Coe Realty's Calendar: April 2020

April-reduced-1-of-1
I do love trees. My favorite most relaxing time is spent out in the woods with trees.  Here's a giant who has lived along Old John's River Road, one of the oldest entry points into the High Country.  This tree is as old, perhaps older, than the road has existed.

Coe Realty's Calendar January 2019

Jan-2019-pic-smaller-1-of-1
'Hebron Colony Falls' is, to me, a happenstance name inappropriate to the beauty of this treat.  Reach it via an off shoot of Boone Fork Trail, about a mile from paring in Price Park Picnic area.

Coe Realty's Calendar October 2018

October-reduced-1-of-1
These trees are much photographed.  They are easy to get to, on the Parkway where Green Hill Road intersects.  I call them 'Brother Trees' because another sest of trees I shoot I call 'Sister Trees.'  This Fall, at this time one had shed its leaves but the other had not.  I hadn't noticed that on site while shooting them, in my ...
