What's Happening in the Market October 2022

 Is this a cooling market, as the media insists?

For the Watauga housing market, consider these facts:

     The number of homes sold monthly has wobbled up and down but it is very close to the same as May 2022.

     The median sales price is a tad higher than May.

     However, the average sales price has steadily increased since May.

     The number of homes on the market has wobbled up and down but is about the same as in May.

     The average sold value per square foot continues to hover around $300/sq ft.

     The DOM [days on the market] has increased from 45 in May to currently 87.

     The list-to-sell ratio has decreased from 100% to currently 96%.

DOM and list-to-sell ratio indicate a cooling market.  On the other hand, the increased median and average sales prices indicate values are not declining.
