Ashe Home Market April 2026
The High Country property markets are showing a lot of movement and shifts during April. Much of it is in the direction of the typical market for the mountains – increasing numbers of properties coming on the market, both homes and land, as Spring progresses.
Within that pattern, some changes are unexpected. For instance, less homes sold in both Ashe and Watauga in April than in March. Very few homes in either county left the market unsold. The average sales price in Watauga decreased; the median sales price increased. In Ashe, the both the average and median sales prices increased. For both counties, the number under contract stepped up. In both counties, the days on the market decreased. The Odds of Selling in both counties is holding steady.
Over all, at this time the signs are indicating we’ll see a typical summer market – increased properties on the market, increased sales, increase in sales values. As a realtor, I appreciate a ‘typical’ market, as I can better help both sellers and buyers understand market values. And while sellers will like to see an increase in value, buyers will not. On the other hand, this remains a buyers’ market.
