How are properties flowing currently? Look at what’s been happening in the Watauga and Ashe Home Markets and the High Country Land market during the past 10 days.
The Spring surge of homes coming on the market has clearly begun. 20% of the homes currently on the market are new listings within the past 10 days. During the past 10 days 61 homes, or 15%, left the active market [sold, went under contract, or were rejected by the market]. 6% of the homes on the market were reduced in price. For the first 3 months of 2026, the number of home sales have been lower than most recent years, other than 2025. On the other hand, average sales values have been slightly higher than 2025 averages. With 23% of the homes not selling at the listed price, ‘jostling’ might be the best way to characterize the current market – both buyers and sellers actively re-evaluating current home value.
With High Country land, the number on the market is slightly higher than at the beginning of April. While some new listings have come on the market, it’s a much slower increase. 2% of land tracts on the market sold in the past 10 days. 4% of land tracts left the market in the past 10 days [under contract, sold, or market rejected]. Price reductions remain much lower than in the homes market, at 1% of the land tracts on the market.
