The Watauga Home Market, June 2025

The news for June, 2025:  Homes continue to surge onto the market, albeit, not in as large numbers as for April and May. 

The number of sales are up in June, compared to earlier in 2025.  See the two Buying Pattern graphs for a comparison of numbers of home sales in 2024 compared to 2025, to date.

In Watauga, home sale values have increased since May and continue to be above 2024 values, in spite of lower sales numbers.  See the two Time to Close graphs for a comparison of average sales value.

The Watauga home market continues to be a buyer’s market.  See The Pond graph.

In short, buyer activity in the Watauga home market has increased. Despite the increased number of homes on the market, and slower number of sales compared to 2024, the sales values have increased.  Buyers have much more to choose from.  Because of the increased number of homes on the market, sellers may have a longer wait to sell their homes.  On many days, more homes are reduced in price than come on the market, likely because with fewer buyers, many homes are not receiving showings.  Sellers Odds of Selling have decreased.  Only time will tell whether home sales values decrease over time.
