High Country Land Market January 2026

The most noticeable fact about the High Country Land Market is the number of parcels on the market: 970. 

That is the lowest number since I started tracking the land market in 2008. At that time, 3000 parcels were on the market, and the number hovered at close to 3000 until around 2018. It began dropping then, but has hovered around 1150 parcels recently. 

42 parcels sold in January: 145 are under contract, 45 of which went under contract in January. Land tracts commonly take longer to close than homes, while the contract waits to see the results of a septic test (which can take 4 months).
