Ashe Home Market October 2025

What an interesting year this is proving to be.  The big overall picture is the number of homes on the market and that it is not going to be possible to sell all of them currently on the market given the number of buyers. 

 

That explains the large number of price reductions in homes occurring every day.  There are not enough buyers to view all the homes on the market.  Some homes get very few or no showings and it becomes obvious that to sell those homes, something has to shift, most often a price reduction.  Or, the seller can offer concessions [money at closing for the buyer to use to buy down their interest rate or to pay closing costs, for example]. 

 

Nevertheless, the number of sales has increased monthly.  The sales the last three months has been twice as many each month as earlier in the year. See the Buying Pattern graphs.

 

Ashe sales values are holding steady with modest increases above the overall sales value of homes in 2024.  The overall sales value of Ashe homes for calendar year 2024 was $463,850.  For October the average sales value was $511K and the median sales value was $470K

 

The Odds of Selling are holding steady at 53%.  Homes are selling at an average rate of 32 per month.  There is a 5 month ahead inventory of homes on the market.
