High Country Land Home Market November 2025

The bigger picture is that the market is acting normal for a November.  Basically, that means winding down from the more active summer months.  Know that it generally picks up a bit in December and January as holiday visitors and skiers take more interest in buying.

Within that overall picture, the High Country land market has some steadiness to it and some changes. Currently, there are 1112 tracts on the market, a number lower than has been the case for many years. 83 tracts left the market unsold in November. 68 new tracts came on the market, more than in October.

The steadiness is in the number under contract, virtually the same as in October. It typically does take longer to close on land because it is common to wait for the results of a septic application. Still, the expectation is that a similar number of land tracts will close in December as in November.

As has been the case for quite a while, the majority of the sales are in the $50K and above, and particularly in the $100K and above sales of lots in the higher-end subdivisions, presuming foretelling expensive homes to be constructed.
