High Country Land Market Update – September 2025 | Helen Phillips, Coe Realty

Things are shifting in the market. Of course, the market is always transitioning and this fall, we’re beginning to see the usual seasonal slowdown in buyer activity.

The High Country land market continues to show remarkable steadiness compared to the residential markets in the region. With 1,172 land parcels currently listed, the overall inventory remains consistent, averaging in the mid-1100s over the past few months.

While September sales were slightly lower, and the number of parcels under contract also dipped, these trends reflect the typical cooling of buyer interest we see this time of year. It’s a natural seasonal pattern rather than a sign of instability.

Even with the slowdown, the High Country land market maintains its reputation as the most balanced and predictable segment among the three regional markets offering steady opportunities for both buyers and sellers.

Quick Market Snapshot

  • 1,172 land parcels currently on the market

  • Sales down slightly in September

  • Contracts down, signaling fewer October closings

  • Market remains steady overall

The land market in our mountains is remarkably steady that’s one of the many things I love about it.
