Watauga Market Shifts as Fall Arrives

The Watauga real estate market is beginning to shift as it often does this time of year. While the housing market is always in transition, September’s numbers tell a familiar story: buyer activity is slowing down as we move deeper into fall.

Despite the seasonal cooling, sales remained solid throughout July, August, and September. In fact, two more homes sold in September than in August, showing continued interest from motivated buyers.
Whether the strength of these three months and the remainder of the year — will offset the low sales from the first half of 2025 remains to be seen.

Inventory, Pricing, and Market Conditions

Fewer homes went under contract in September, which suggests that October sales may taper off slightly.
Even with nearly one-third of active listings showing price reductions, both median and average sale prices have increased driven largely by the number of luxury homes selling above $1 million.

The Odds of Selling continue to hover around 50%, keeping Watauga in a buyer’s market.
Inventory levels also rose slightly in September compared to August, giving buyers more options heading into the cooler months.

Year-to-Year Comparisons Show Clear Trends

When comparing Average Time to Close between 2024 and 2025, it’s evident that while prices have appreciated, transactions are taking longer to finalize a reflection of a more deliberate and selective buyer pool.

Similarly, the buyer patterns show that fewer homes have sold in 2025 compared to 2024, reinforcing that the market has softened somewhat since last year.

What This Means for Buyers and Sellers

According to The Pond report, Watauga County is firmly in a buyer’s market.
For sellers, realistic pricing and flexibility are key. For buyers, this environment offers opportunity more inventory, greater negotiating room, and time to make informed decisions without the urgency of past markets.

As the year winds down, the Watauga real estate landscape remains steady but cautious reflecting both the natural rhythm of the market and the evolving balance between buyers and sellers.
